Marine Commercial District
South Norwalk, CT | 10 Acres
Master Plan

One of South Norwalk, Connecticut’s greatest physical assets is its deep-water harbor on The Norwalk River. Norwalk’s Marine Commercial Zone has great proximity to the South Norwalk Train Station and is adjacent to Norwalk’s Washington Street Historic District which has become a regional arts and restaurant hub.
The area within the Marine Commercial District has been underutilized and Beinfield Architecture was commissioned by some of the land owners to develop a masterplan for the zone, maintaining existing marine related uses while developing a mix of uses that would bring vitality to the water’s edge.
In this plan the surrounding street grid was extended into the zone to dramatically increase access to the waterfront. A mix of residential, retail, and restaurant uses front onto a continuous pedestrian boardwalk that celebrates Norwalk’s maritime history and its historic role as the center of the oyster industry in the northeast. As part of the development strategy, adaptation for sea level rise that threatens this low lying area was studied.
